Devon Farms is a co-operative of member farms all offering holiday accommodation. Devon Farms is run, promoted and managed by its member farm owners, (with the limited use of employees and contractors). Devon Farms runs booking software that some member farms use in relation to the provision of accommodation by their properties.
Devon Farms ('the Group'), and our affiliated Devon Farms companies worldwide, are committed to respecting your online privacy and recognise your need for appropriate protection and management of any personally identifiable information (hereafter "personal information") you share with us.
Different farms or establishment have adjustments and addendums to the Terms & Conditions below. These adjustments are shown on the booking steps process.
The hirer is responsible for the property and is expected to take all reasonable care of it. All damages and breakages are the responsibility of the hirer and the cost of making good such shall be payable on demand. The property and contents must be left clean and tidy at the end of the hire period.
Although different farms or establishments have different arrival and departure times, generally arrival is not to be before 3pm on the day of your booking, until 10am on the day of your departure.
Although we try to be as flexible as we can, this time is required to clean and service the accommodation. When vacating, guests are asked to leave the cottage clean and tidy, as it was on arrival. We reserve the right to charge a cleaning fee to guests who fail to comply.
All tariffs are fully inclusive of VAT. Payment by BACS, cheque, Paypal, other online payment gateway or by contacting the farm or establishment with credit or debit card details. Electricity, heating, bed linen and towels (except beach towels) and WiFi (if available) are included in the tariffs.
All offers of accommodation are subject to availability and no booking can be accepted unless accompanied by a deposit of 20% of the tariff. This deposit is only refundable if the required accommodation is not available. Provisional bookings will be held pending deposit. Receipt of your deposit does not constitute acceptance of the booking until confirmed in writing by post or email by Devon Farms or the farm or established.
The deposit is non-refundable in the event of cancellation.
The balance is due on arrival to the farm or establishment.
In the event of a cancellation every effort will be made to re-let the cottage. In the unlikely event that re-letting cannot be arranged, you may still be liable to pay the balance of the tariff. If the cottage is re-let the balance will be refunded to you less £25 handling charge. We strongly advise you to insure against this risk.
In the unlikely event of a cancellation by us then we will refund in full any monies paid, however if you request us to do so we will make every reasonable effort to find alternative accommodation of a similar nature and price. Please note, we cannot be held liable for any consequential loss you may suffer or to reimburse any incidental expenditure incurred. The proprietors reserve the right to refuse any booking or to cancel any bookings already made subject to refunding any sums that have been paid without further liability on your behalf.
These will be given to you on your arrival. Please remember to return your keys on departure to the farmhouse.
We would like to point out that the hirer is legally held responsible for any damage or breakage, for which a charge will be made. We would appreciate notification of breakages, to ensure the accommodation is fully equipped for future guests.
The number of guests must not exceed the amount disclosed on the booking form. Additional guests cannot be permitted. All guests must be entered onto the booking form.
The booking fee does not include insurance, we recommend that you take this out in the event that you have to cancel or terminate your holiday unexpectedly.
The owner will not be liable for personal injury to the hirer or any member of the party, or for the loss or damage to the property of the hirer (including vehicles and contents). Whilst every endeavour is made to ensure that the particulars of our website and literature are correct the proprietors cannot be held liable in respect of changes or alterations made. The farm or establishment owners are relieved of any liability for accidents to visitors and any loss or damage to their property.
The owner requires reasonable access to the property if it is deemed necessary; and in an emergency this may be without notice.
If in our opinion any person is not suitable to continue their occupation of the property because of unreasonable behaviour, damage or nuisance to other parties or are not treating the accommodation with due respect, the contract may be discharged and we may repossess the property immediately. You will remain liable for the whole cost of hire and no refund shall be due.
The owners shall not be liable to you or any other member of your party for any loss or damage to personal items or of property to you or your party howsoever caused.
The owners reserve the right to decline accommodation and to demand immediate withdrawal of any persons not complying with the conditions, or for any conduct detrimental to the property or the comfort of the other guests.
Devon Farms cannot accept responsibility or pay compensation where the performance of our contract with you is prevented or affected by reason of circumstances which amount to force majeure. These circumstances include any event which we could not, even with all due care, foresee or avoid. Such circumstances include the destruction or damage of your accommodation (which cannot reasonably be remedied to a satisfactory standard before the start of your holiday) through fire, flood, explosion, storm or other weather damage (including a period of electricity failure), break-in, criminal damage, riots or civil strife, natural or nuclear disaster, war or threat of war, actual or threatened terrorist activity and all similar situations beyond our control.

The owners should be made aware of any complaints or concerns as soon as is reasonably possible in order to give a chance to rectify the situation. In every case a complaint must be notified before departure. We cannot accept complaints notified after departure.
The owners reserve the right to refuse any booking or to cancel any bookings already made subject to refunding any sums you have paid without further liability on their behalf.
All reasonable efforts have been made to ensure that descriptions given to you in relation to a particular property are accurate. You acknowledge that minor differences may arise between photographs, descriptions and illustrations and the actual property.
If you have any specific requirement you are advised to confirm that requirement with the owner prior to booking.
Please ensure you take all due care in the accommodation, property, on the Farm, and surrounding land and be responsible for your own safety at all times.
The proprietors reserve the right to cancel any booking if it subsequently transpires that any of the above mentioned conditions have not been observed.
